To protect consumers and uphold the professional standards and integrity of the industry, Alberta’s real estate regulator, the Real Estate Council of Alberta (RECA), has suspended former real estate associate Pamela Filipchuk’s authorization to trade in real estate for 12 months. She is not eligible to reapply for a licence until June 9, 2026, and must complete mandatory education before any future application is considered.

Sanctions for multiple breaches of the Real Estate Act Rules (Rules)

On July 8, 2025, an independent Hearing Panel (Panel) determined Filipchuk engaged in serious misconduct, breaching six sections of the Real Estate Act Rules (Rules). Filipchuk agreed to the misconduct in a statement of facts and breaches. In addition to suspending Filipchuk’s ability to reapply for her licence for 12 months, the Panel also ordered her to pay a total of $20,500 in fines.

Summary of Rule breaches:

  • s.41(d): failed to fulfil her fiduciary obligations to her clients
  • s.42(a): misrepresented the sale price of a property, which deceived and misled other parties
  • s.54(3): did not obtain written informed consent from her clients regarding representing them as buyers of her property while she was acting as the sellers.
  • s.53(c): did not provide her broker any of the original documentation of the property purchase
  • s.53(d): did not inform her broker that she was acting for her clients in the purchase of her own property
  • s.43(1): established a client relationship with her clients and failed to enter into a written service agreement

At the time of this misconduct, Filipchuk was registered as a real estate associate with Re/Max Real Estate (Edmonton) Ltd. o/a Re/Max Real Estate. Filipchuk has not been actively licensed since September 30, 2024.
