To protect consumers and uphold the professional standards and integrity of the industry, Alberta’s real estate regulator, the Real Estate Council of Alberta (RECA), is advising the public that John Edward Rudyk’s real estate associate licence has been suspended for a period of 12 months.
Under s.43 of the Real Estate Act, an independent Hearing Panel (Panel) ordered the immediate 12-month suspension of John Rudyk’s licence on October 22, 2025. Given Rudyk’s lack of acknowledgement that his conduct was fraudulent, the Panel also ordered that he complete a course on ethics, fraud or mortgage fraud that is satisfactory to RECA’s Registrar. Rudyk must complete this course prior to the end of his suspension in October 2026.
Rudyk was also ordered to pay $7,000 in total fines and $5,000 in costs associated with the hearing, which must be paid within 30 days of the date of the decision.
The vast majority of RECA licensees adhere to high standards of professionalism and integrity. However, the Panel found that John Rudyk seriously breached section 42(a) and 42(b) of the Real Estate Act Rules when he convinced a friend to buy property on his behalf and to falsify information to obtain the mortgage.
It is of the utmost importance to RECA that the public has confidence in the real estate industry. A profession’s most valuable asset is its collective reputation and the confidence it inspires. Licensees must understand how important it is to follow the Real Estate Act and its Rules and act honestly to maintain the public’s confidence in the integrity of the real estate profession.
At the time of misconduct, Rudyk was registered with Grande Prairie Associates Realty Ltd. o/a RE/MAX Grand Prairie and was most recently registered with Real Broker AB Ltd. o/a Real Broker.
Under RECA’s legislated procedures, John Rudyk has up to 30 days to appeal the Panel’s sanction decision. As Alberta’s real estate regulator, RECA must respect the appeal period and is unable to offer further comments at this time.
