To protect consumers and uphold the integrity and professional standards of Alberta’s real estate industry, the Real Estate Council of Alberta (RECA) is advising both industry and the public that Neliema (Nel) Anderson’s real estate associate licence is suspended.
Effective February 23, 2026, Ms. Anderson is prohibited from trading in real estate for six months, until August 23, 2026.
In addition to the suspension, Ms. Anderson has been ordered to:
- Pay $11,000 in fines
- Pay $4,267 in investigation and hearing costs
- Complete one additional RECA education course by August 23, 2026
An independent Hearing Panel found that Ms. Anderson engaged in conduct deserving of sanction under four sections of the Real Estate Act Rules. The Panel determined that she participated in fraudulent or unlawful activities in connection with the provision of services and breached the Rules on multiple occasions.
Specifically, the Panel found that Ms. Anderson:
- Participated in fraudulent or unlawful activities in connection with the provision of services or in any dealings, contrary to section 42(b) of the Rules
- Failed to enter into a written service agreement when trading in residential real estate, contrary to section 43(1)
- Failed to obtain her client’s written and informed consent in a trade or anticipated trade involving a conflict of interest, contrary to section 54(3)
- Failed to provide required original documents related to a trade to her broker in a timely manner, contrary to section 53(c)
